Rent to Military – Earn Rental Income 

VETEMs Housing Initiative and Programs are specifically designed to align with our mission of eliminating the financial and housing hardships faced by our military population, utilizing Residential Multi-Family Income Housing to provide not just a home, but also a source for a steady income and all the while fostering supportive military communities within neighborhoods. 

The program involves. 

  • Land purchasing and development 
  • Building new modular housing on larger lots and adding two or three modular ADUs as rental income housing
  • Purchasing single family home on larger lots, renovating, modernizing, add solar, and adding two or three ADUs as rental housing.
  • Purchase Rental Housing Communities of duplexes, townhomes, condominiums, and mobile homes, renovating, modernizing, making them energy efficient, and adding community services    

The New Homes Program offers an innovative solution for military housing, focusing on modular construction on larger lots and adding Accessory Dwelling Units (ADUs) as rental income housing. The program provides flexibility, allowing participants to build custom homes or choose from already completed developed subdivisions. 

By turning housing into a dual-purpose asset, with each home, families can not only have a place to live but also a continuing source of income from rents. This approach directly supports VETEM’s commitment to enhancing the financial well-being of military families, ensuring that their homes serve as a foundation for economic resilience.  



Home Buying Process:

Existing Single Family Housing Program

The Existing Single Family Housing Program focuses on purchasing single family homes on larger lots, renovating, modernizing, adding solar energy then adding ADUs as rental income units.
A military person approved for a VA loan would purchase the home and VETEM, through its homebuilder partner m Empowered Homes, would perform all the renovations, improvements, addition of solar and ADUs. The military homeowner would live in one of the homes and renting out the others to military colleagues for rental income.
The program supports the Empowered Groups mission of empowerment that fosters supportive military communities within neighborhoods.
